Why there is no catalogue “cool roof price”

The price of a reflective roof, or cool roof rate, is expressed per m², like that of waterproofing or insulation. But announcing a single rate would be lying by omission: the same PrimaTherm® system, applied in four layers, does not require the same preparation on a sound pre-coated steel deck and on a twenty-year-old bitumen membrane, nor the same logistics on a single-storey warehouse and on an office tower in a city centre. A cool roof is therefore priced roof by roof. What we can describe precisely is what makes the price vary, what a quote contains, and what the incentives take off it.

The Hélios range in 2026: from 25 to 35 € excl. VAT per m²

For an application by our teams, expect from 25 to 35 € excl. VAT per m² of roof treated, supply and application of the PrimaTherm® system in four layers included, with standard surface preparation, thickness checks, infrared handover measurements and the as-built file. The bottom of the range corresponds to a large, sound and accessible steel-deck roof; the top, to a modest area, a membrane needing repairs or a constrained site. Beyond a few thousand m², the price is set on quotation: fixed costs are diluted and the price per m² decreases. This range is exclusive of incentives and of tax; VAT is 10 % on French homes over two years old and 20 % elsewhere.

What drives the price of a cool roof per m²

1. The area

This is the first factor, and it works against intuition: the larger the roof, the lower the price per m². Part of the cost is fixed, whatever the area: travel and accommodation of the team, site set-up, safety and marking, checks and handover file. On 500 m², these items weigh heavily; on 6,000 m², they are diluted. The cost of the products, on the other hand, is proportional to the area and to the coverage rate of the roof type.

2. The roof type and its preparation

Steel deck is the most economical roof type: smooth, it uses less primer (10 m²/L) and cleans quickly. Bitumen membrane is more absorbent (primer at 6 m²/L) and often require localised waterproofing repairs before treatment. EPDM is treated after an adhesion diagnosis. A PVC membrane is only treated after ten years in place, with a specific adhesion base coat, which raises the products item. Fibre cement is only treated if asbestos-free. The condition of the surface counts as much as its nature: moss, cracks, damaged upstands or equipment to be removed are paid for in hours of preparation.

3. Access and height

Our method without lifting equipment — drums and machines on the ground and hoses on the roof — removes the crane and the road closure that weigh on other sites. What remains is access to the roof (caged ladder, hatch, aerial work platform), the height, which determines the length of the hoses and the safety measures, and the organisation on a site in operation: phasing by zones, prevention plan, site clearances. A secured aerospace or rail site requires more administrative preparation than an isolated warehouse.

4. Singular points

Rooflights to be treated with PrimaTherm® LT lacquer, parapets and upstands, outlets, equipment bases, walkways to be marked out, photovoltaic cables and supports to be protected: each singular point adds cutting-in and protection time. A bare 5,000 m² roof is treated faster than a 3,000 m² roof cluttered with air handling units.

5. The time of year and the weather

The application requires a window between 12 and 35 °C, with no rain within four hours and above the dew point. In spring and autumn, it is wide; at the height of summer in the South, it means working early in the morning. A grouped intervention on several buildings or several sites of the same client reduces fixed costs.

What a Hélios quote contains

• the PrimaTherm® system in four layers with the quantities per product: PH169 primer, PH107 reflective base coat in two passes, PH107TCL topcoat, and LT lacquer for the rooflights where applicable;
• labour and safety: team, accommodation beyond 250 km, prevention plan, collective protection;
• checks and handover: wet-film thickness checks, infrared measurements before and after, monitoring sheet, as-built file;
• the guarantees: professional liability and ten-year (décennale) insurance certificate attached, one-year completion guarantee (garantie de parfait achèvement);

What the incentives change in the price

CEE premium. Sheet BAT-EN-112 of the French energy-savings certificates (CEE) rewards the reflective roof coating of commercial tertiary buildings whose volume is heated and cooled by a heat pump: 160 kWh cumac per m² in French climate zone H1, 170 in H2, 270 in H3, valued at the price of the certificates set before the works by the obligated party or its delegate. Price and profitability: what the m² brings in

The price only makes sense in relation to what it avoids. On an air-conditioned building, air-conditioning consumption falls by up to 40 % depending on the climate zone and the insulation; in zone H3, the observed range is 25 to 40 %, and the return on investment is generally between 3 and 5 years. On a non-air-conditioned building, the gain is the comfort of the teams, the protection of goods and waterproofing that ages more slowly — an item whose complete replacement costs several times the price of a cool roof.
